The home spans two levels with an open layout oriented around river views. The main level holds the living area, kitchen, dining space, two bedrooms, and the primary bathroom. The lower level is a fully finished living space that opens directly to the dock and river, with a third bedroom, family room with a decorative fireplace, bathroom, and outdoor access. The modern styling with dark ceilings gives it a distinct feel from the main level. LIVING ROOM The main level living room is spacious and comfortable, with relaxed seating around a wood burning fireplace, a large smart TV, and natural light that comes in from the river side of the home. House Rules

RESPECT THE PROPERTY Remove your shoes at the door. No fireworks on the property. Keep the hot tub cover closed when not in use. Do not drive on the grass. Park to one side of the driveway to allow others in your group to get in and out without going off the pavement. The garage is private and not available for guests. Please treat the property with respect and leave it in the condition you found it. RESPECT THE NEIGHBORS This is a quiet residential neighborhood. Noise levels must remain respectful at all times. Quiet hours are from 11pm to 8am. No parties or large gatherings. VISITORS AND OCCUPANCY Maximum occupancy is 8 guests. Please list the correct number of guests in your reservation. Unregistered guests are not permitted on the property without prior approval. Check-in is after 4pm. Checkout is by 11am. A $75 fee applies for late checkouts. SAFETY AND USE OF AMENITIES The dock and river are to be used with caution at all times. No diving from the dock. No running or horseplay near the water. No dock use during storms or hazardous conditions. No swimming or boating after dark. Children must be supervised near the water at all times. Life jackets are available on site and strongly encouraged. The Ohio River is an active waterway. Barge and boat traffic can produce large waves at the shore. Be aware of the current, which can be swift in spring and fall. PETS, SMOKING AND LIFESTYLE POLICIES Pets are welcome with a $150 fee per pet per stay. Please add your pet to the reservation before booking. No smoking inside the home or in the sunroom. Outdoor smoking only, away from doors and windows. Any evidence of smoking inside is subject to a $300 fine.

The home is two levels with interior stairs between the main level and lower level. The dock is accessed via exterior stairs from the patio. Guests should use caution near the water, particularly with young children. The river is an active wake zone. Guests arriving by boat should plan for wake conditions and use a spring line when docking. Entry is via a keypad door code. Your code will be provided prior to arrival. The garage is not available for guest use. A $150 pet fee per pet applies and must be added at the time of booking. This property has exterior security cameras located for security.
